Agents who make that swap tend to keep the new layout on every listing afterward.
Three Phone Numbers Function As No Phone Number
Plenty of panels carry an office line alongside a mobile number and a website address. A driver moving past has to choose among them and usually chooses none of them. One number that you personally answer outperforms a menu of contact options. Your brokerage may require its main line somewhere on the panel, and that requirement still leaves room to set a priority. Decide which phone you want ringing and let that number dominate the layout.
Listing Details Belong Online Rather Than On The Panel
Square footage and bedroom counts show up on panels constantly and never get read from a moving vehicle. Anybody interested enough to want those numbers will look the address up within a minute of getting home. A panel works best as a handoff from the street to somebody’s phone, and extra detail gets in the way. Putting the price on a sign creates a second problem, since a reduction means reprinting the panel. Every detail you leave off buys height for something a driver can catch at speed.
Everything You Removed Turns Into Letter Height
Whatever comes off the panel converts directly into size for whatever stays on it. Larger letters read from farther away, which sounds obvious and gets ignored constantly in practice. Contrast carries as much weight as size does, so dark type on a white field outperforms a soft two-tone palette. Thin script faces fade out at distance while a heavy sans-serif holds its shape all the way down the block. We set type against the reading distance rather than against how the file looks on a screen.
The Panel And The Stake Have To Match Each Other
Corrugated plastic panels contain hollow channels that all run in a single direction across the sheet. The wire legs of an H-stake slide into those channels, so the channel direction has to match how the stake enters the panel. Order a panel with the channels running the wrong way and the stake has nothing to grip. Larger panels take two stakes, since one stake in a wide sign lets the panel pivot in wind. A sign leaning sideways in a yard reads as neglect to somebody evaluating the house behind it.
